Repairing a hot water heater

Every time a hot water faucet is turned on, heated water comes from the top of the water heater tank. The tank is refilled by cold water that is carried to the bottom through a dip tube. When water temperature drops, a thermostat turns on the heat source a burner in a gas heater or electric water heater heating elements.

A gas heater features a flue running up the center and out the top end to vent combustion gases outdoors. An electric heater gives out no gases, so it does not need venting. In both types, a special anode attracts corrosive minerals in water that might otherwise attack the tank's walls. With a gas water heater, knowing to know how to light the pilot is very important. Instructions vary, so follow the directions on the tank. A gas heater has a thermocouple, that can tell whether or not the pilot is on and shuts off the gas if the light goes out. Twice a year, check the flue assembly to be sure it's properly aligned and its joints are sealed. After that make sure the flue by placing your hand near the draft diverter with the burner on, air flowing out indicates that there is an barrier, which should be removed immediately. Electric water heater problems usually are cause by the heating elements, the thermostats,, and the extreme temperature cutoff. Two of the heating elements are manage by thermostats that, along with the extreme temperature cutoff a device that shuts off the elements should the water get too hot are concealed behind an access panel on the side of the water heater. When you remove the water heater panel, insulation may have to be cut away to for access. If ever the high temperature cutoff has tripped, the solution is to push the reset button. You may need to have the thermostats adjusted, or the high temperature cutoff reset you will need to call a plumber.

Routine maintenance on a electric hot water heater or gas water heater

To scale back sediment buildup, open the drain valve every six months and let the water run into a bucket or to a drain through a hose until it's clear. A minimum of every year, test to make sure the temperature pressure relief valve, which guards against pressure buildup, and works properly. Lift or depress the handle, water should drain out of your over flow pipe. If it does not, turn off water to your water heater, let in air by opening a hot water faucet in your house, and replace the valve.

Adjusting water temperature.

Water heaters tend to be set to heat water to 150 or 160 degrees Fahrenheit. If you lower the setting

to about 120 degrees, you can save substantially on your fuel bills without affecting laundry or bathing. Furthermore, lowering the temperature is a wise safety measure. A lot of dishwashers need higher temperatures to clean correctly, but many of the models today are equipped with their very own water heating device.
